    The answer is B. Comparable sales.

    “The use of comparable sales is not an income approach to valuation of a business, it is a market approach. Under the comparable sales approach, the value of a business is determined by comparing it to other entities with comparable characteristics for which the value is more readily determinable.”

    Interest rate risk is the risk that the value of an investment will go down when interest rates change.

    When the interest rate was fixed, the bank had all the risk. If interest rates went up in the market, the value of the mortgages they held (investment) would go down.

    After switching to variable, if interest rates in the market rise, the interest rate of the investment also rises.

    In essence, the bank has transferred the risk to the homeowner.
