AnonymousInactiveMain, a pharmaceutical company, leased office space from Ash. Main took possession and began to use the building on July 1, year 1. Rent was due the first day of each month. Monthly lease payments escalated over the 5-year period of the lease as follows:
Period Lease payment
July 1, year 1 โ September 30, year 1….. $0 โ rent abatement during move-in, construction
October, 1, year 1โ June 30, year 2…… 17,500
July 1, year 2 โ June 30, year 3…… 19,000
July 1, year 3 โ June 30, year 4….. 20,500
July 1, year 4 โ June 30, year 5…… 23,000
July 1, year 5 โ June 30, year 6…… 24,500
What amount would Main show as deferred rent expense at December 31, year 4?
$68,575
$71,550
$50,658
$52,580

Like seriously I would get very frustrated if I saw this in the exam
The problem involves uneven rent payments, and accounting standards require rent expense to be recognized evenly over the contract period. The rent per month to be paid over the 60-month period can be calculated as follows:
First 3 months $ 0
Next 9 months 17,500 ร 9 157,500
Year 2 19,000 ร 12 228,000
Year 3 20,500 ร 12 246,000
Year 4 23,000 ร 12 276,000
Year 5 24,500 ร 12 294,000
Total rent payments $1,201,500
Divided by 60 months รท 60 months
$ 20,025 per month
The amount of rent paid as of December 31, year 4, is
July 1, year 1 to June 30, year 2 $157,500
July 1, year 2 to June 30, year 3 228,000
July 1, year 3 to June 30, year 4 246,000
July 1, year 4 to December 30, year 4 138,000 (6 months)
Total rent paid $769,500
The amount of rent that should be recognized as total rent expense for the period July 1, year 1, to December 31, year 4, is $841,050 (42 months ร $20,025 per month). The correct answer is $71,550 ($841,050 โ $769,500), the amount of rent that should be recorded as deferred/accrued rent expense. Note that the question asks for deferred rent but in this case the rent is actually accrued (payable).

NJPRUMemberhey stoleway, if you are still up..
Why is it that when we have a 10% stock dividend and let's say we have 100,000 c/s outstanding, we do 100,000×1.10 = 110,000
however in Gleim's stock dividend it says that the number of shares outstanding does not change when a stock dividend is declared?
do we assume that when we calculate the above example that it has been distributed?

WANNABE_CPAMember@NJ because with stock dividend , the number of stock outstanding increases, no cash given though .

AnonymousInactiveWANNABE_CPA – I think you are in a much better position than me. My avg is in the low 70's so comparative to me you have a fab chance of passing this exam.
Also know that not everyone is going to know 100% of the material. Just do the best you can. Make the most of these few days left to get stronger in your weak areas and keep your stronger ones stronger.
Be positive ๐

NJPRUMemberrealistically i get that.. which is why i know to increase o/s c/s by 1.10 (for example), but the problem in my software has problems that have the numbers examples like you have 100,000 o/s and then the company declares a 5% dividend, blah blah, what is c/s o/s.. so you take 100,000 and multiply it by 1.05. I don't have a problem with the calculation..
but they i have a problem that says that the number of shares outstanding doesn't increase when a stock dividend is declared:
“The number of shares outstanding is not changed by the declaration of a stock dividend (outstanding shares do increase on the date of distribution).”
is the exact quote… i would assume that based on the calculation side of it that it would “increase”.

Of course the number of shares outstanding increases when there is a stock dividend, however the amount of your investment stays the same. Stock dividend dilutes the price of your stock to a lower value but not as low as a stock split will do. Eg if you have 10,000 shares at $10 a stock dividend of 10% will increase your shares to 11000 and decrease the market value of your shares to about .91 or so.
This will not look good for you as an investor but its really great in the long run when share prices go up. With FAR we are only thought how a company will recognise this on their books but I thought it will be helpful to show how it affects the shareholder as well.
Just remember that a stock dividend or stock split doesnt affect shareholders equity in any way.
RE , APIC and CS cancels out each other perfectly be it stock dividend or split
