@Sullivan – my notes say “For buildings owned by individuals “unrecaptured Section 1250 gains” recharacterizes gains on realty as eligible for a special (25%) tax rate to the extent of accumulated straight-line depreciation.”

yes. 1245 is for personalty, I believe. Gosh, I forgot how much I dislike 1231 Gains. Ugh, have to put them on the list to review too.
