    @PDiddy2000 thank you! My mom also suggested setting up rewards for myself – she said to give myself a gold star for every day/hour/lesson that I study and then reward myself after a certain number of gold stars. And she wasn't even an elementary school teacher!

    Hi everyone,

    I will be taking REG on July 23rd, using Becker – This will be my 2nd time taking this exam (I took it Nov. 2017 and scored a 65). Also anxiously waiting for my AUD score on June 28th. I am currently on R3 and boy is it a lot of information.. LOL

    @Panders I totally hear that, it gets really tough after a while – I am an auditor at a prestigious firm so I am constantly working till late and having to study late at night and also not go out on the weekend… it really sucks to miss out and it's just exhausting overall but what personally keeps me going is knowing that once I pass all 4, I won't ever have to do them again AND it's kind of a big deal to have your CPA so just think about the reward and how it will alllll be worth it.

    Can anyone help me understand this question?

    If a landlord abates a portion of rent due under a lease as a contribution toward a retail tenant's construction work, how does the landlord handle the contribution on its tax return?

    @lam2848, So a rent abatement works like this: Say the lessee rents office space for $5,000 a month. As part of the lease, the landlord is required to make “XX” improvements/additions/repairs. Say these cost $4,000 a month.

    Under an abatement, the lessee may pay the construction contractor directly $4,000 a month, and in turn only pay the landlord $1,000 a month.

    However, another alternative is that the lessee pays $5,000 to the landlord, who in turn pays $4,000 to the contractor. Since these are capital improvements to commercial property, they aren't immediately deductible (they must be capitalized and depreciated over 39 years).

    Obviously, the IRS prefers the 2nd method since it results in immediate income recognition and delayed expense recognition. For this reason, they choose to treat abatements as if they occurred this way. (Otherwise, creative abatement arrangements could be used to defer or avoid tax).

    I'm hoping to take REG in the fall this year. The thing that keeps me up is trying to keep track of all of the updates from the new tax law.
    I've been using Wiley but it's hard to motivate myself when the text is so dry. I've found that when I get stuck on a specific topic, finding a video on Youtube about it helps a lot.
