    @nigercpa When a buyer accepts an offer, they must use the same or faster method of communication. When they follow this guideline then the acceptance occurs when it is delivered to the proper medium “mailbox rule.” However, since he did not use the same or faster method of communication, acceptance occurs when it is received by the seller. The original counteroffer of 75k does not count as acceptance. Because this is real estate then it is under the common law rules and I believe there must be consideration for an option which is the reason why B is incorrect, and it did not state that the original offer was revoked by the seller.

    @halfhoot It's good you were able to reschedule. It's so hard to focus when there is a lot of crap happening in life. Try to allow yourself to take space from it all and focus on what you need to do (easier said than done). I wish I had done that more before I took audit the second time. In the long run, you'll be able to give more of your FULL time and attention to personal issues if you just put the time in now for this test. I wish you the best!

    Oy. MCQ got progressively more difficult, and I felt good going into the SIMs.

    Took me a good 20 minutes to find the research question, and the other SIMs….wow….don't know what else I could've studied with Becker

    @Nick – Fingers crossed for you! I felt that way about the SIMS coming out of it last time, but it turned out the SIMS were actually the part I'd done better on. Hang in there. I know it's going to be a long wait for us to find out. I'm scheduled for 8 am tomorrow, and I know the August release date can't some soon enough. It determines whether or not I'm finally free, or if I loose BEC putting me back to half way there.

    Just got back from testing. Hardest test I have taken yet. I feel like I nailed most of the multiple choice questions and went into the sims with 2 hours left. Wow they were difficult. I knew my roger book front to back and there was nothing in there that could help me on a few of them.

    I will say it took me about 30 mins find the answer to the research question, it was extremely frustrating but I think I finally found it. I tried to use the AL tab for the other ones I didn't know, but it didn't answer all my questions. Oh well. On to FAR I go…

    @everyone How does the AL help in sims questions? I never used this approach before so I am just curious…

    I've used the literature to help me determine how to handle different taxable items when I wasn't sure based on the question. I usually do key word searches or search in part of the code where I know the information should be. That is the only way I did well on my SIMS last test, because they were completely foreign when I got there based on my study materials. My unhelpful results where “better than those who passed” for my SIMS on my 74 REG exam in May.

    I usually go through all of them first to eyeball which I think will be the hardest. I hit the research question(s) first, as that is the all or nothing. I then hit the ones I think are easier, whether shorter or just a topic I feel more comfortable with, before moving on to the harder ones. I fumble through the hard ones to ensure I get answers in all the blanks. Then I spend the rest of my time researching if my answers are correct and go back and change as needed. If I still have time left, I go back and look things over to one more time.

    @hollycontinues Thanks Holly for sharing your experience! How long did you take on the sims? It seems like it took long than what Becker recommends (estimate 60 to 75 minutes).
