Property Transactions; fair game or no – Becker says No, Wiley says Yes

The Becker 2011 book and software no longer includes questions and material on property (i.e. leases, mortgages, race to notice, tenency in common, etc.), though the Wiley online test bank does. Anyone know for sure if this is testable material? It’s not a huge deal as the material is light and fairly straight forward, just curious and trying to eliminate as much material as possible.

I have the same question, or should I say “had” I just sat for REG yesterday. I noticed that though, that Wiley had a whole section of property transactions and Becker did not. When I took practice exams I always did poorly in that section. I was going to post this same thread but the date of my exam was creeping closer so I didn't lol. But honestly from taking REG yesterday, look it over, you never know what you're going to get! 🙂

    REG 80 (X3) Previous scores 59, 60

    BEC 79 (X2) Previous score 58

Property IS tested according to the recent August meeting the AICPA had with the course providers. Insurance is no longer tested.

Thanks. I will definitely go over that topic then. To peanut, how was it? Were the Sims insane or somewhat manageable? I sit on Friday coming fresh off a 74 and I feel like I know so much more this time around.

It's really hard to say. A couple of the SIMs I knew the details of, but most of them I had to research them and put a lot more thought. Fresh off a 74 at least you know that your study methods are working. I'm fresh off of a 60 🙁 Although this time around I definitely felt confident. If you're using Becker and Wiley you should feel really good about the MCQs. I honestly wish that I had done more practice SIMs in Wiley.

I have been rocking out the Wiley Sims, which compared to Becker, are more difficult. I have literally seen three sets of Sims as I have scored in the 70s 3 times with REG, so I am trying to prepare myself for anything. Thanks for the heads up. I hope you nailed it this time. Let's hope come late Spetmeber, we are cracking champagne bottles and celebrating!

You've taken REG three times too??! Why is this exam such a beast! Yeah to be quite honest, I do see SIMs on my actual exam that are close to the format/topics Wiley uses, so I'm not sure why a lot of people on here advise to not practice the SIMs, I think you could only benefit from the practice. Good luck!! You got it this time!

Well, if you have unlimited time – sure…do all of the sims. The advice to skip the sims (except for knowing how to navigate them on exam day) and focus on MCQs is in there interest of efficiency given a limited amount of study time.

Yeah I agree, if you don't have the time to do them stick to MCQs. If you have the extra time, you have nothing to lose.

I will add though, that I'm referring to the Wiley SIMs. Becker SIMS are useless…

I gave myself 2 months this time compared to only one when I got a 74. I have been focusing on really nailing down the material and concepts. I also supplemented with Wiley and CPA Excel which has helped with some new refreshing questions. I generally don;t do the practive SIms that are filling out a 1040 or an M-1 as those are more for functionality (plus the topics are too simple to ever be seen on the exam). I generally do the Sims that require manual calc basis, AMT, gains/losses, 1231/1245/1250, corp dist, ptshp dist, and depreciation as these tend to be tricky given certain scenarios. Jeff, any helpful tips would be much appreciated. I really think I have it down this time and feel much more comfortable with the material than when I got a 74. I plan on leaving myself with at least an hour and a 1/2 for the SIms and intend to use the research tabs this time (as needed of course). Wish me luck!

Good call Peanut! There is only 1 maybe 2 Becker Sims that are helpful (one has like 25 fill in the blanks with gains/losses, real/recog) and the other has Accum E&P calc for a Corp which can be tricky.

Pay attention to Jeff's comment. I can validate (1) you benefit most by knowing the concepts. If you know the concepts you can do the sims (2) provided you know how to navigate the system. Just use the review courses to know how to use the system but don't waste a lot of time working the sims.
